Good news — there are several ways to do this smoothly, and you don’t have to figure it out alone.

First: You Don’t Have To Have All The Answers Right Now

Most people don’t walk into this knowing:

  • When they’ll list
  • When they’ll close
  • Whether they’ll need temporary housing

Option 2: Buy First, Then Sell

You purchase your next house → then sell your current home.

Pros:

  • You move once on your timeline.

Cons:

  • Requires financial flexibility or a short-term lending tool like a bridge loan, HELOC, or equity release.

This works best when there’s room to hold both homes temporarily.


Option 3: Make Your Offer Contingent on the Sale of Your Current Home

This means:
You find the house you love → we write your offer → but your purchase depends on your home selling.

This is a very common approach when managed well.

The key here is strong strategy: pricing, prep, marketing, and timing.
