
Is It Better to Sell Your House First Before Buying Another?
If you’re thinking about moving—whether you need more space, want to be closer to work or schools, or are just ready for a change—one of the biggest questions that comes up is:
Should we buy our next home before we sell this one? Or sell first, then start the search?
The answer depends on your comfort level, finances, and what the market is doing—but understanding both options can help you decide what makes the most sense for your family.
Buying your next home before selling your current one has some major upsides. You won’t have to rush your search or worry about finding temporary housing. You’ll move once, which makes the transition feel smoother and less stressful. For many of my clients, this peace of mind is worth the added complexity.
That said, it does require some financial flexibility. You may need to tap into a bridge loan, home equity line, or other financing solution to make your down payment before your current home sells. And depending on your lender, you might need to qualify for both mortgages—at least temporarily.

The downside? You might need to find short-term housing if you don’t find your next home right away. That could mean staying with family, renting for a few months, or arranging a post-close occupancy if the buyer allows it. These logistics are manageable, but they do take planning.
