Let’s talk about when furniture helps—and when it’s better to let buyers see a blank canvas.
One of the questions I get from sellers all the time is: Should I leave furniture in the home when I list it? Or is it better to empty it out?
The answer? It depends. (I know, not the most exciting answer—but stick with me!)
There’s no hard-and-fast rule, but there are a few key things to consider that can help you make the right call for your home and situation.
If your furniture is in good shape and fits the scale and style of the home, it’s often best to leave it in place. Here’s why:
If you’re not sure your current pieces are photo-ready, this is where a professional stager comes in. Sometimes it’s just about rearranging what you have—or swapping in a few fresh pieces to show your home in its best light.
There are situations where taking everything out makes more sense. For example:
Bottom line: just because you’ve always had your couch there doesn’t mean it helps you sell the home now. Sometimes less is more.
Every home is different—and so is every move.
That’s why I always walk through this with my sellers and offer honest, strategic advice. Sometimes we can use what you already have. Other times, I’ll recommend a stager to bring in fresh pieces or even create a simple virtual staging plan.
Either way, the goal is the same: help buyers fall in love with your home the moment they see it online—and feel even better about it when they step inside.
If you’re wondering how to prep your home and whether to furnish, stage, or start fresh—I’d be happy to give you a personalized plan. No pressure, just real advice tailored to your home and your goals.
