Downsizing: From Family Home to Waterfront Retreat

When your kids have graduated and moved out, it’s normal to start thinking about what’s next. For Lisa, that meant trading in her suburban home in Jenison for a peaceful place on the water—something smaller, simpler, and better suited for this new season of life.

Starting with a Plan

Lisa and I first met back in February to talk through what it would look like to sell her current home and buy something new. We looked at what her home could sell for, mapped out a realistic strategy, and went over a checklist of prep work she could tackle when the time felt right.

She wasn’t in a rush—and that’s okay. We stayed in touch until she was ready to take the next step.

When the Right House Popped Up

By June, Lisa decided to explore a few open houses in the area she was eyeing—quiet, comfortable, and lakefront. She ended up falling in love with a home on the water. It had the charm, views, and peaceful setting she wanted and felt like the perfect fit.

We submitted an offer, but with her current home not yet listed, we had to make it contingent on selling. Another offer came in last-minute and won out.

Lisa was disappointed—but not discouraged.

Why Preparation Paid Off

Because she had already been working through our checklist, we were able to move quickly. We scheduled photos, pulled together her listing, and created a backup financing plan to make her next offer stronger—even without needing to sell first.

When the right home came along (again), we were ready.

Marketing That Moved the Needle

We launched her listing with a full marketing push:

  • 🎥 1,300+ views on YouTube
  • 📱 800+ views on Instagram & Facebook
  • 🚪 A busy open house
  • 👋 Door knocking to notify neighbors and spread the word
  • Multiple offers—sold over asking price

Because of the strategy and prep she put in, her home sold quickly and with great terms.

Closing One Door, Opening Another

Lisa closed on both homes the same day. Now, she has time to settle into her beautiful new home on the lake—downsizing successfully and starting fresh.

She planned ahead. She trusted the process. She made smart, strategic decisions every step of the way.

And now? She’s exactly where she’s meant to be.
