1. Ask for Extended Possession After Closing

This is one of the most common strategies in our area.

You sell your home → you close → you stay in the home for 30–60 days while you find your next one.

The buyers basically “rent” the home back to you, giving you breathing room without double mortgages.

This is the #1 solution for move-up buyers.


2. Use a “Seller-Needs-Time” Clause in the Listing

Also known as:
We won’t accept an offer unless the timing makes sense for you.

You can request:

  • A flexible closing date
  • 45+ days before possession
  • Any terms that make your move smoother

You’d be surprised how many buyers happily agree.


3. Time Your List Date Strategically

You don’t have to list until the timing works for your family.

Sometimes we:

  • List after your dream home hits the market
  • Wait for your loan approval
  • Prep the house slowly and intentionally
  • Aim for a “quiet” month if you want fewer offers
  • Or list quickly if you want leverage on possession timing

It’s all completely customizable.


4. Use Temporary Housing as a Last Resort — But It’s Rarely Needed

Worst case?
You have:

  • A short-term rental
  • Corporate housing
  • A family member’s guest room
  • A month-to-month situation

But honestly?
With good planning, most of my clients never need this option.
We handle it way before it becomes an issue.
