Should I Replace My Carpet Before Selling?

Here’s the Real Answer.

This is one of the most common questions I get from homeowners in Jenison, Hudsonville, and the greater Grand Rapids area — and honestly, the answer isn’t always black and white.

So let’s talk through it in a simple, honest, and calm way so you can make the best decision for your move.


First, why does carpet matter to buyers?

In today’s market, most buyers want move-in-ready — especially busy families and working professionals. Carpet is one of the first things they notice because it affects:

  • Cleanliness
  • Smell
  • Overall condition
  • How “updated” the home feels
  • Whether the home feels well cared for

The truth?
Worn, stained, or outdated carpet can make buyers think the home needs more work than it actually does.

But that doesn’t automatically mean you should replace it.

Not everyone wants carpet in the same places you do

This is a big one.

Many long-time homeowners have carpet in places that today’s buyers don’t love, including:

  • Dining rooms (buyers prefer hard flooring because of spills)
  • Bathrooms (a definite no for most buyers)
  • Hallways leading to bathrooms
  • High-traffic areas where hardwood or LVP is expected

If you have carpet in one of these spots, replacing it with a hard-surface flooring can make your home feel more updated immediately — and prevent buyers from mentally subtracting value.

You don’t have to redo the whole house, but addressing those key areas can make a big difference in how your home shows.


Here’s the rule of thumb I use with clients

If the carpet looks tired, matted, stained, or dated in photos… replace it.

Buyers decide whether to schedule a showing based on pictures.
If the carpet looks worn in photos, it can hurt your first impression.

If the carpet is neutral, clean, and still in decent shape… you’re probably fine.

Sometimes a deep clean and a good furniture arrangement can make it look fresh without having to replace anything.


When replacing the carpet is worth the investment

I recommend new carpet when:

  • It’s more than 10–12 years old
  • There are visible stains or pet odors
  • It’s stretched, wrinkled, or matted
  • The color screams “early 2000s”
  • It’s your main living space, stairs, or primary bedroom
  • The rest of the home is updated and the carpet is the only thing holding it back

Updated carpet can help your home:

  • Show better in person
  • Stand out online
  • Compete with renovated homes
  • Sell faster
  • Sell for a higher price

It’s one of the best ROI cosmetic updates you can make before listing.


When you don’t need to replace it

There are definitely situations where replacing carpet isn’t necessary:

  • The carpet is neutral and clean
  • Only a guest room or small area is worn
  • Your price point doesn’t demand perfection
  • You’re short on time and need to list quickly
  • You’d rather offer a small buyer credit

The goal is to make smart updates — not spend money where it won’t matter.


Is a carpet allowance a good idea? Sometimes.

A carpet allowance can work if:

  • You want buyers to pick their own color
  • The carpet looks okay in photos
  • You don’t want the hassle of installing new flooring

But here’s the catch:
Not all buyers can visualize new carpet, and allowances don’t give the same positive first impression as brand-new flooring.
