

How Preparation, Pricing, and an Open House Came Together for This Jenison Pine Grove Condo
Some sales just come together the way you hope they will. This was one of those.
When my seller reached out about this Pine Grove condo, we didn’t just pick a number and put a sign in the yard. We did the work first.
The homework came first.
Before we talked price, I dug into the recent sales data and actually called the agents behind those sales. I wanted to know what was really happening out there, how many showings, what kind of interest, where buyers were coming from. You can’t get that from a spreadsheet. You have to pick up the phone.
We also looked at everything currently on the market. What were buyers seeing? How did this home compare? We weren’t guessing. We were positioning.
The seller showed up.
This is the part people don’t always talk about, but it matters so much. My seller got the condo fully emptied and in great shape before we ever started prep. That made everything else possible.
From there we brought in professional carpet cleaners, had the home professionally cleaned, and I did some light staging to make the vacant space feel warm and welcoming. Empty homes can feel a little cold and hard to picture. A few thoughtful touches go a long way, especially in photos.
Marketing is everything.
I’ll be honest with you. A home can be priced perfectly and prepped beautifully, but if the right people never see it, none of that work matters. Marketing is what connects your home to the buyer who is ready to say yes.
That starts with how the home looks online, because that is where every buyer begins their search. We hired a professional photographer, had a full video walkthrough produced, and got aerial drone footage to show the property and its surroundings in the best possible light. First impressions happen fast. We made sure ours was a good one.
From there we went beyond the MLS. We ran targeted ads on Facebook, Instagram, and YouTube to put this listing in front of buyers who were actively searching and buyers who were passively browsing and didn’t know they were ready yet. The right photo or the right video clip at the right moment can stop someone mid-scroll and make them think, wait, I need to see that one.
That is the goal. Get the home in front of as many qualified eyes as possible, as fast as possible, and make sure it looks incredible when it gets there.
The open house did its job.
I hosted an open house and one of the people who walked through had been looking for a while. She knew what she wanted. This condo checked the boxes. She made an offer, and we got to work.
The close was smooth.
One day on market. Full list price at $250,000. After inspections we worked through a small negotiation, nothing that threw us off, and both sides landed in a good place. Closed within 30 days. Start to finish, it was a really good experience.
I’m grateful for a seller who trusted the process and a buyer who finally found what she’d been looking for.
That’s the goal every single time.
